INVESTMENT MANAGER (HEAD)
Mr Lim Beng Chee
Beng Chee has more than six years of real estate investment and asset management experience. Prior to joining CMTML as an Investment Manager, he was part of the team sponsored by CapitaLand Limited to operate and create property funds. He also held the portfolio of Acting Finance Manager from 16 March 2004 to 17 June 2004. Beng Chee holds a Master of Business Administration (Accountancy) degree from the Nanyang Technological University of Singapore and a Bachelor of Arts degree in Physics (Honours) from the University of Oxford, UK.

FINANCE MANAGER
Ms Tan Lei Keng
Lei Keng was appointed Finance Manager on 18 June 2004 and is responsible for the sourcing and management of funds for CapitaMall Trust (CMT). She also provides support in areas of treasury, accounting, compliance and all finance-related matters in line with CMT’s investment strategy and its mall portfolio management with a focus on driving revenue and delivering investment returns for CMT. Prior to joining CMTML, Lei Keng had extensive regional experience in finance with locally-listed as well as American-listed companies. She holds a Master of Business Administration degree from the University of South Florida and a Bachelor of Accountancy degree from the National University of Singapore.

INVESTOR RELATIONS & COMMUNICATIONS MANAGER
Ms Tong Ka-Pin
Ka-Pin has more than four years of investor relations’ experience. She is responsible for strategic communication with CMT’s Unitholders, potential investors and key stakeholders through various communication platforms, and for providing CMTML’s management with regular feedback from the investment community. Prior to joining CMTML, she was the Investor Relations Manager with United Overseas Bank Limited. She holds a Master of Commerce degree in Advanced Finance from the University of New South Wales, Australia and a Bachelor of Arts (Economics & Mathematics) degree from the National University of Singapore.

INVESTMENT MANAGERS
The Investment Managers’ main responsibility lies in implementing and monitoring CMT’s strategy at a property level. This involves working hand-in-hand with the Property Manager to ensure that the property business plans are executed diligently. Other parts of their role include advising on asset enhancement initiatives within the existing portfolio and identifying and evaluating potential acquisitions or divestments.

Mr Richard Ng
Richard was a Manager of Investments and Asset Management for CapitaLand Commercial and Integrated Development Limited (CCID - formerly known as CapitaLand Commercial Limited), before joining CMTML. He has over 13 years of real estate experience including property investment, asset management, property development, property management and marketing. He holds a Master of Science (Real Estate) degree and a Bachelor of Science (Estate Management) degree (Honours) from the National University of Singapore.

Ms Jesline Goh
Jesline has over nine years of experience in investment and corporate finance. Prior to joining CMTML, she was part of the team in CapitaLand Limited that creates new property funds and evaluates new investment opportunities in real estate and related products. Jesline is a Chartered Financial Analyst and holds a First Class Honours Bachelor’s degree in Business Administration from the National University of Singapore.

 

Mr Tan Tze Wooi
Prior to joining CMTML, Tze Wooi was with Standard Chartered Bank, responsible for credit research, managing client relationships in corporate banking (real estate), and worked closely with the debt capital markets team and other product partners in delivering banking solutions. He also had over four years of experience in KPMG and led engagement teams in carrying out assignments across various industries. He is a Chartered Financial Analyst and holds a Bachelor of Accountancy degree (Honours) from the Nanyang Technological University of Singapore.

Ms Joanna Low
Prior to joining CMTML, Joanna served as an Asset Analyst with Lend Lease Asia Holding Pte Ltd where she was actively involved in analytical work on new investment opportunities. Joanna holds a Master of Commerce degree in Advanced Finance from the University of New South Wales, Australia and a Bachelor of Business degree from Queensland University of Technology.

Ms Sharon Lim
Sharon has experience in property business development, sales & marketing and asset management activities in Australia, the Philippines and Singapore. She holds a Master of Business Administration degree and a Bachelor of Business degree (with distinction) from the Royal Melbourne Institute of Technology, Australia.

Ms Ellina Chia
Ellina has over nine years of real estate experience in lease administration, investment and asset management. Whilst at CapitaLand Limited, she was seconded to Lend Lease Japan for 18 months to work on the acquisition of non-performing loans. She holds a Bachelor of Business degree (Honours), specialising in Marketing, from Nanyang Technological University of Singapore.

Ms Yap May Li
May Li has over three years of real estate experience in structuring and managing private equity property funds in regional markets, evaluation of new acquisitions and asset management. Prior to joining CapitaLand Limited, May Li had over seven years of experience in financial analysis, project management, policy planning and business process re-engineering. She is a Chartered Financial Analyst and holds a Bachelor of Business Administration degree (Honours) from the National University of Singapore.

Ms Lim Wan Ping
Prior to joining CMTML, Wan Ping has close to two years of experience as a Financial Analyst with American Express Int’l Inc, and over four years of real estate experience in research, strategic planning and the investigation of overseas investment opportunities with GIC Real Estate Private Limited. She is a Chartered Financial Analyst and holds a First Class Honours Bachelor of Science (Real Estate) degree from the National University of Singapore.

FUND ANALYSTS
The Fund Analysts are responsible for developing and maintaining financial and asset models to analyse the performance of CMT at the property level, as well as preparing asset reports on the properties. In addition, they also assist the Investment Managers in the acquisition of new properties.

Mr Michael Chen
Michael has over one year of real estate experience and holds a Bachelor of Business Management degree (cum laude) majoring in Finance from the Singapore Management University.

Mr Alan Seow
Alan holds a Bachelor of Business Management degree, majoring in Finance, from the Singapore Management University.
